Hail is the reason most people call
Commerce City sits on the open plains east of the South Platte, in the stretch of Colorado that insurance adjusters know well. Spring and summer thunderstorms build over the foothills in the afternoon, drift east and drop hail on neighborhoods from the older ranch homes south of 72nd Avenue to the newer streets out by Reunion and Second Creek Farm. Asphalt shingles bruise, lose granules and crack. A lot of homeowners here are on their second or third insurance roof.
Steel will not solve hail on its own, and anyone who promises a dent-proof roof is overselling. What a good metal system does is resist the cracking and granule loss that ruin a shingle roof's ability to keep water out. Panels tested to UL 2218 Class 4, the standard where a two-inch steel ball is dropped from twenty feet, hold up to impacts that would fracture most shingles. A big stone can still leave a cosmetic dimple, and some policies treat cosmetic dents on metal differently from functional damage. Read that part of your policy before you choose, and we will help you understand the options.
Three metal roof styles that suit homes here
Stone-coated steel
These panels are pressed into shake, tile or shingle shapes and covered in a layer of bonded stone granules. From the curb, they look like a traditional roof, which makes them popular in the master-planned neighborhoods where homes were built with tile-look or dimensional shingle roofs. The textured surface also hides small dents better than smooth steel.
Standing seam
Long, flat panels with raised locking seams and hidden clips. It is the cleanest-looking metal roof and the most watertight, since no fasteners pass through the face. Thicker panels with striations or light ribbing show less dimpling from hail than wide flat pans.
Exposed-fastener panels
Ribbed steel screwed through the face. We use it for detached garages, shops and sheds on the larger lots toward Brighton and the county land east of town, where cost matters more than looks.
Sun and wind at 5,000 feet
Hail gets the headlines, but the high-altitude sun does steady damage too. UV is stronger here than at sea level, and it fades cheap paint and dries out the rubber washers on exposed-fastener roofs. We specify PVDF or comparable paint finishes on visible panels, because they hold color much longer than basic polyester coatings.
Wind is the other factor. Downslope gusts off the mountains and the straight-line winds that come with summer storms can peel up edges that were not fastened right. We follow the manufacturer's fastening schedule for the wind exposure on your lot, use continuous cleats on rakes and eaves and seal ridge closures so wind-driven snow and dust stay out of the attic.
What our installation includes
- Full tear-off to the deck, with damaged or delaminated sheathing replaced
- Ice barrier at eaves, valleys and penetrations, plus high-temperature synthetic underlayment
- Metal-specific flashing at chimneys, skylights, walls and vents
- Snow guards above doors and driveways where sliding snow could land
- Vented ridge and a magnet sweep of the yard before we leave
Permits and HOA approval
For most single-family homes in Commerce City, a straight reroof does not need a city building permit. Commercial buildings and multi-family properties are different, and so is any job that involves major structural work. We will confirm with the city's Building Safety division if your project has anything unusual. HOAs are the bigger hurdle in many neighborhoods. Master-planned neighborhoods commonly have design review for roof color and profile, so we give you spec sheets and color chips to submit before we order material.
What a metal roof costs
Expect to pay more than you would for architectural shingles, often two to three times as much depending on the system. The main drivers are panel type, steel thickness, paint system, roof complexity and how much deck repair is needed. Some Colorado insurers offer premium credits for impact-rated roofing, so ask your agent. That credit, plus avoiding repeat replacements, is how many owners here justify the upgrade.
Common questions
Will metal make my house hotter?
Usually the opposite. Painted steel reflects more sunlight than dark shingles, and a vented ridge helps the attic shed heat.
How long does the install take?
Most homes take three to five working days, depending on the roof and the weather.
Can you match the look my HOA requires?
Often, yes. Stone-coated steel comes in tile and shake profiles in colors close to many original roofs.
